Market Analysis
A Market Analysis will provide important data
on comparable rental homes in your area. The analysis will
consist of current rental homes, past home rentals, and
expired rental listings. We use this data, characteristics
about your
property, and other factors to determine an appropriate rental rate
for your property.
Property Staging
It is important that potential renters see
your property in best condition possible. With that being said, every
detail from safety, functionality, cosmetics, repairs, and
condition improvements will
be addressed to insure that your property is rented, in less
time. After all, the goal is to get the property occupied
promptly.
Applicant Screening
An applicant’s qualifications are dependent
upon their Credit, Work, and Rental history. Credit reports are
used to assess payment history, financial responsibility,
and collection accounts, liens and judgments. A
tenant applying to rent a property for $1000 per month should
be able to show verifiable income of $3000 per month.
We will contact current or past landlords to verify rental
payments, .Our rental history form covers the following:
where there any NSF checks, late payments, how many late
payments, whether tenant gave or has given proper notice,
did the tenants keep the property clean, etc.
Lease Agreement
Our lease
agreement are designed to be ethnical, within accordance
with Georgia Landlord & Tenant laws, and enforceable in a
court. Upon application approval, we will meet with tenant to review
in great detail all provision of the
lease, explain procedures and answer questions. This way the
tenant has a full understanding of what is required of them
as long as they are under the lease agreement.
Here are some of the aspects of our Lease Agreement covers:
where to send rent, the amount of monthly rent. Amount of
security deposit to be held, who is holding it. Automatic lease renewal, early termination
penalties, pet addendum, work order request procedure and
other important information.
Move-In, Move-Out Inspections
We perform a thorough
move-in inspections are time or prior of occupancy. This
protects you the home owner from any future claims of damage
that may arise in the future. The condition of the property at the time of move-in
will be documented and signed by all parties ( owner -
tenant - synergy). At the end of the lease, a
move-out inspection will also be performed. Any damage that
is not documented or is beyond normal wear and tear will be deducted from the
tenant's initial deposit.
Security Deposits
We collect a security deposit that is the
same as first month's rent. In some case the tenant will
have to put down more towards the security deposit, but at
no time will we accept anything below the minimal monthly
rent. (unless you instruct us differently). Pet
deposit are non refundable and are given to home owner
immediately.
Rent Collection
Rent is due on the 1st and late on
the 4th. Late fees are 10%. There is no grace period. After initial,
repeated, and/or unsuccessful attempts to collect, the
Warrant process will be put in place no later than the 10th
of the month. We will make every legal attempt to
collect rent in a timely manner and will follow the proper and
necessary procedures to ensure that our owners properties
are occupied.
Repair
and Maintenance
We respond to tenants repair problems
using experienced, reasonably priced independent
contractors. Per the management agreement we are pre
authorized to make repairs up to $300. You will see work
orders with your monthly statement. In an emergency, we must
act quickly. A 24 hr emergency number is given to each
tenant so that repairs and problems can be handled quickly
and efficiently. As stated in the lease, Tenants are
required to get renters insurance. All our independent
contractors are licensee and issued.
Owner
Payment and Statements
Owner funds
are disbursed on the 8 -12th of each month.
You will receive a monthly statement itemizing
rental income, deductions, or expenses.
If any type of work was performed on your property, you will
receive an invoice from the company that performed the work.
Management Fees
Unlike many
other management firms, we charge
Absolutely
NO upfront
fees, marketing fees, account
establishment fees, no leasing fees, and no over-ride on
maintenance work.
Once again our Clients are not required to pay any
fees up front.
There are no hidden fees.
We don't collect management fees on vacant properties nor do
we charge monthly management fees until we have collected
the rent for that month.
You only pay us for performance.
