How do I apply to Rent or Lease a Home from
Synergy?
Step 1: Call us and one of our Leasing Agents will
set up an appointment for you to preview the property that you are
interested in.
Step 2: If you are interested in the property, you will be given an
application to fill out. Application fees are $40.00 per adult. Married couples
$60.00
Holding deposits:
After you have already submitted
your application, you can place a holding deposit on the property. Holding deposit insure that we will not advertise
"that" property
to others. Holding deposits are usually half of 1st month's rent.
Holding deposits are refundable only
if you are denied. If, after
your application is approved and you change your mind within 24
hours of notice, your holding deposit will become none refundable.
Holding deposits are deposited immediately, and must be in certified
funds. We do not accept personal checks. Holding deposit will be
credited towards your first month's rent. See example.
The property is renting for a $1,000 per month. You put down a $500
holding deposit. You are approved. When you move in, you will need
to have $1,500 dollars to move in. Security deposit is $1,000. 1st
month's rent is 500.00.
Application Requirements?
Identification
Must be 18 or older.
Have photo ID- Drivers license,
Complete an Application
Submit rental & work verification forms, alone with
application.
Income
Income minimal | 3 times the rent amount.
Last (2) check statements
Last year W-2, 1099, 1040
Denial
If you are denied for any reason, and you have submitted an Holding
Deposit, it will be returned in full immediately.
Security Deposit Requirement?
Security deposit must be certified funds.
Security deposit minimal is equal to 1st month's
rent.
Security deposit is paid when the move in inspection is executed.
Some properties may have a lower or higher security deposit minimal.
There is a non refundable administrative fee of 175.00 to be
subtracted from Security deposit.
Property Summary.
Our rental leases runs for a 12 Month
period, and are renewable.
Pet fees are $250- $500 depending on the type
of pet you have. Non refundable. Must have pet agreement signed by
property owner.
Rent is due on the 1st of every month . Late by the 4th
of every month. A 10% late fee is added to your balance after the
4th of every month.
Early termination
We know things happen... so we
are very understanding concerning this matter. If you need to
terminate your lease early, we require you to: 1) give us a 60 day notice.
2) Pay an early termination fee. Property must be
cleaned. Normal wear and tear expected.
I am thinking about buying a Home
We can assist you in a "rent to own program". The Majority of our
homes are already set up to accommodate such requests.
