Maintenance Procedures
When it comes to maintenance and doing repairs, "we are on it". Please contact us in
regards to any repairs or issues you are having with your property.
You can call us or make your request online at anytime.
We
will make every effort to ensure that your requests are handled in a timely
manor. Normally with in 48 hours. We have 2 categories that
our maintenance guidelines cover.
Emergency Maintenance Request
Emergency defined
Anything relating to the property that is
threatening to life, health, or the property.
Examples of
Emergencies.
Fire damage, tree blown on the roof, flood
damage, sewage back up, gas leaks or odors,
broken water pipes, furnace out (if the weather is below 45
degrees).
If an emergency is life-threatening please call 911 immediately!
Secondly, if applicable call us.
Examples of Non-
Emergencies.
Electrical or gas not working.
Locking yourself out of the Property.
Any of the following appliance not working: oven, a/c unit, water
heater, or refrigerator out or not cooling properly.
Failure of Compliance
If you claim you have an emergency and after investigating an
emergency does not exist, you will be charge a $75.00 service charge
for any contractor that has to come out. Do not call the
emergency number if you don't have an emergency.
Normal Maintenance Request
Step 1: Make your request know to the Leasing Agent that has been appointed to your property.
Step 2: All request must be in writing and signed by all parties.

Service
It is important that you understand that there will be factors outside of
our control that may delay the time it takes to resolve an issue.
However, just keep in mind, if your request has been
made know to us, we are going to ensure that it is taken care of.
Scheduling & Responsibility
If you schedule an appointment with a contractor and fail to show up
or let the contractor in, you will be charge a $75 service fee. We
are responsible for all repair items that are damage by normal
wear and tear. Any repairs made out side of normal wear and
tear will be the responsibility of the tenant. All charges must be
repaid. Failure to pay will result in a breach of lease and you will
be in default status.
