Agency Law - Who Represents Whom?
Georgia laws have
changed over the last several years. Since then,
Buyer Agency was introduced to better safeguard
buyers' interests. In days gone by, one agent often
represented both the seller and the buyer in a
transaction, known as Dual Agency; however this is much
less common now.
Today, Buyer Agency occurs when
one realtor works exclusively with buyers to help them
make FULLY INFORMED decisions and to make the best
choices by avoiding potential pitfalls that may arise
during a real estate transaction. It is solely your
decision to enter into a Buyer’s Brokerage Agreement
with a Realtor.® This service is
completely free to you.
How? Well, the seller pays the
commission! The law requires that we have a written
agreement, stating our mutual obligations. We have a
legal duty to divulge to all parties that we are working
under a "buyer agency" agreement. Under such an
agreement, your best interests will be represented more
thoroughly.

condos or new construction for sale.

best possible deal for you, to save you thousands of
dollars, and to negotiate the best price and most
favorable terms for YOU. We give all our Clients
unfeigned loyalty throughout the entire
buying process.
This relationship includes assistance with
all aspects of real estate transactions from
identifying quality properties, meeting and showing
homes while pointing out all the NEGATIVE as well as the
POSITIVE aspects of a home, negotiating satisfactory
terms in a purchase, support in locating reputable
lenders, inspectors, closing attorneys and other vendors
necessary to complete a home purchase and, finally,
assuring all is taken care of by accompanying the buyer
to closing.
Who Pays a Buyer's Agent?
Atlanta buyer representation is completely “free.” Real estate commissions are
"Split" between the "Listing Agent" (seller's agent) and
the "Buyer's Agent". More
importantly, don't be misled into thinking you can get a
better price if you don't have your own Agent.
All too
often, especially with new construction, Buyers think
that they will get a lower price by dealing directly
with the seller or a builder. This is simply untrue! In
fact, in many cases, the Buyer can end up paying
a higher price by not having a Buyers’ Agent represent
them.
FYI: When
you visit any new home Community, you will be greeted by
what we call an, "on site Agent. This agent is there to
show the product( the sellers homes) and make you feel
comfortable by answering any questions you may have.
However, this ( agent ) can not and will not represent
You or look out for your best interest.
They are paid a commission to
represent the Seller only (the builder) in the
transaction. Now, if they are representing the builder,
then they can in no wise represent you. And, if no one
is representing you, how would you know if you aren't
paying too much for the home. How would you know what
they are telling to you is legitimate or a pipe dream. And last,
since they don't represent you, they are not obligated
to disclosure to you any information that will save you
money or point out pertinent facts out to you. They
wont and they don't have to. Simply, because you are not their
Client. You are considered a customer.
The truth is, you don get any special rewards or
discounts for not using an Agent. The bottom line is
this, whether you use our services or not, you still
need an Realtor | Agent to represent you.

How to get Started
It is a very simple process. Fill out out Contact a
Buyer's Agent Form. A representative will contact you
shortly. From there you
will be assigned a realtor that matches your
preferences. Once you close on a property, just simple
mail us the HUD settlement statement and we will mail
you your check ( buyer bonus ) immediately.
